House Rewiring

Rewiring is quickest, cheapest and least disruptive in an empty property. If you are between tenants, mid-refurbishment or buying somewhere that needs a rewire before you move in, that is the ideal time, and it is priced accordingly. A full rewire replaces all the fixed wiring, fits a new consumer unit, brings the earthing up to standard and ends with a certificate and Building Regulations notification through NAPIT. Not every old house needs one. We survey first, for free, and tell you honestly.

The work we want

Empty property? That is the ideal time.

Unoccupied and unfurnished rewires, between tenancies, before a refurbishment, probate and pre-sale properties, landlord voids: faster, cleaner and safer to deliver, and priced accordingly. Lived-in rewires are still taken, and the price for those is published too. Working around furniture, keeping the power on every night and going room by room all add time, so a lived-in rewire is priced as its own line rather than as a surcharge you find out about later.

Starting prices, by property

A real price for a real job, not a headline. "Empty" means unoccupied and unfurnished. "Lived in" means the household is there during the work. Inc VAT, ex VAT in brackets.

Starting price £6,240 inc VAT, confirmed in writing after a free survey

We mainly rewire empty properties: between tenancies, before a refurb, or before a sale. If yours is empty, tell us. It is quicker and cheaper.

What "from" means

Our starting prices cover a typical property of that size. For a 3-bed house that is around 59 points (sockets, switches, lights, alarms), a new consumer unit, cooker and shower circuits, an extractor fan, full testing and the certificate. If you want more sockets, more downlights, data points or anything beyond that, we price each one individually so you can see exactly what you are paying for.

Every rewire is priced from a free survey. We walk the house with you, count what you want in every room, check under the floors and behind the walls, and give you a written quote with a best case and a worst case, so there are no surprises.

What a point is

A "point" is one thing on the wall or ceiling that needs its own cable run to it: a socket, a switch, a light, a smoke alarm, a data outlet. A double socket counts as one point, same as a single. A three-gang light switch is one point. We count them room by room at the survey and you will see the count on your quote.

What changes the price

  • Whether the property is occupied and furnished, the single biggest factor
  • Number of bedrooms, floors and circuits
  • Solid walls versus stud. Chasing solid walls is slow
  • Floor construction, and whether boards lift cleanly
  • Age and condition, and what is found once the walls are open
  • Kitchen and bathroom layout, and whether units have to come out
  • Number of accessories, downlights and any smart or specialist lighting
  • Whether an EV charger, outbuilding or garden supply is going in at the same time

Always included

  • All fixed wiring replaced throughout
  • New consumer unit with individual RCBO protection and surge protection
  • Earthing and main bonding brought up to current standard
  • White CLICK sockets and switches throughout
  • Mains-wired, interlinked smoke, heat and carbon monoxide alarms
  • Cables run in conduit within every chase, so they can be replaced in future without re-chasing
  • Floorboards lifted and refitted where they lift cleanly
  • Dust sheets down and the site cleaned every day
  • Old cable, board and fittings removed and disposed of
  • Full testing and an Electrical Installation Certificate
  • Building Regulations notification through NAPIT. You do nothing

What we don't do

  • Scaffolding or tower hire
  • Making good to Artex or textured ceilings
  • Asbestos surveys or removal. We will point you to a surveyor if we suspect it
  • Full-wall plastering and decorating
  • Lifting or relaying laminate, tiled or engineered wood floors
  • Removing and refitting kitchen or bathroom units
  • Builder's work: lintels, structural walls, joists
  • Digging trenches for outdoor or outbuilding supplies

Saying what is outside our lane up front is what makes the price comparable, and it stops the "I thought that was included" conversation before it starts.

The wording on every quote

Rewire prices depend on a number of things: whether the property is furnished and lived in, how the walls are built, whether we can get under the floors, the condition of the existing installation, and the kitchen and bathroom layout. Your quote is based on what we see at survey. If we find anything behind the walls or under the floors that changes the work, we stop, tell you, and price it before we carry on. We never carry out unagreed work.

How to pay

  1. 50%Deposit before we start
  2. 30%When first fix is complete
  3. 15%After second fix
  4. 5%On testing and handover

Your certificate and Building Regulations notification are released on final payment.

How it works

Step by step

  1. 01
    Free survey

Book a survey slot and we come and look. We count circuits, check the walls and floors, and tell you honestly whether you need a full rewire or whether a new board and targeted circuit work would get the house safe.

  2. 02
    Written quote

A written price with a best case and a worst case, and the inclusions, exclusions and optional extras listed, so you can compare it like for like with anyone else. Empty and lived-in properties each have their own published starting price.

  3. 03
    The work

Empty properties are opened up all at once. Lived-in houses are planned room by room, with furniture moved and covered, floors protected, and your power and lighting kept on every night.

  4. 04
    Test, certify, notify

Every circuit tested, the Electrical Installation Certificate issued, and the work registered with Building Control through NAPIT. That paperwork matters when you sell or let the property.

Great service. Tim was quick to respond to my message and arrived on time. He resolved my electrical issues quickly and professionally and I appreciated the manner in which he communicated and engaged. A strong service minded electrician who is reliable, what more could I ask for.

FAQ

House Rewiring questions

No furniture to move and cover, no dust protection to set up and take down every day, no working around a family, and the whole house open at once. It is faster, cleaner and safer to deliver, and that saving is passed on in the price.
Usually not. Furnished and lived-in rewires are still taken. We plan the work room by room, move and cover furniture, put more dust protection in and run a longer programme. It is the harder job, and it is priced as one.
It depends on whether the house is empty or lived in, how the walls and floors are built, and what we find once the walls are open. We give you the timescale in the written quote after the free survey, and if anything changes it once we start, we stop and tell you before carrying on.
Scaffolding or tower hire; making good to Artex or textured ceilings; asbestos surveys or removal; full-wall plastering and decorating; lifting or relaying laminate, tiled or engineered wood floors; removing and refitting kitchen or bathroom units; builder's work such as lintels, structural walls and joists; and digging trenches for outdoor supplies. Floor protection, carpet lifting and plastering of chases are available as priced optional extras. We say this plainly because it is what makes prices comparable.
The starting price covers a typical property of that size: for a 3-bed house that is around 59 points, a new consumer unit, cooker and shower circuits, an extractor fan, full testing and the certificate. Anything beyond that, such as extra sockets, downlights or data points, is priced per point and shown line by line on your quote.
Yes, and we do regularly, particularly around Tunbridge Wells and the older Sevenoaks streets. We lift the minimum number of floorboards and avoid chasing original plasterwork wherever an alternative route exists.
