Landlords, letting agents and property managers

Compliance across the portfolio, without the admin.

We do not sell certificate storage. Every platform gives that away. We take the work off your desk: the renewal dates, the tenant calls, the diary, the chasing and the reconciliation, across every property, with one named contact.

Two dates that matter this year

1 Oct 2026 Competence gate for anyone doing periodic inspection and testing: Level 3 2391, two years' experience, CPD. Cheap EICR providers may not clear it.
1 Nov 2026 Existing social-housing tenancies must have their first EICR completed under the 2025 regulations.

For landlords and agents

The landlord's electrical checklist.

Every deadline the regulations set, what to have ready on the day, and what the codes on the report mean. One page, plain English, free to read and print.

Voids

Between tenants is the time to rewire.

Rewiring is quickest, cheapest and least disruptive in an empty property. If you have a void, a pre-refurbishment house or a probate property that needs a rewire, that is the ideal time, and it is priced accordingly.

What you stop doing

  • Tracking EICR expiry dates across the book. We hold the calendar and book the renewal.
  • Ringing tenants for access. We arrange it, with your rules on notice and hours.
  • Chasing certificates. They arrive within 48 hours and sit in one library.
  • Reconciling invoices property by property. One account, itemised by address.
  • Explaining C1, C2 and C3 codes to landlords. We write the report in plain English and quote the remedials separately.

FAQ

Landlord and agent questions

At least every five years in England, and at the start of a new tenancy if the existing report has expired. You must give a copy to existing tenants within 28 days of the inspection, to a new tenant before they move in, and to the local council within 7 days of a request. Remedial work on C1, C2 and FI codes must be done within 28 days, or sooner if the report says so. Councils can fine up to £40,000.
From 1 October 2026 the Electrotechnical Assessment Specification requires anyone carrying out periodic inspection and testing under a scheme like NAPIT or NICEIC to hold the Level 3 award in periodic inspection and testing (the 2391), evidence at least two years of experience in it, and keep up CPD. A lot of cheap certificate providers will not clear that bar. Ask any EICR provider, including us, who is doing the inspection and what they hold.
The 2025 amendment to the Electrical Safety Standards regulations brings social landlords into the five-yearly EICR regime. It applies to social tenancies granted after 1 December 2025, and tenancies granted before that must have their first inspection and test before 1 November 2026. Electrical equipment the landlord supplies has to be checked at least every five years too.
No. We quote remedial work separately and in writing so nobody is pushed into repairs on the spot, and you are free to take that quote elsewhere. On the Managed plus tier you can pre-approve remedials up to a limit so the property is compliant on the day.
Yes. Where properties are close together we batch inspections into one visit, which brings the cost per property down and means one tenant-access exercise instead of several.
A list of addresses with the current certificate expiry dates, if you have them, and a contact for tenant access if you would rather we did not go direct. From there we build the renewal calendar and you stop tracking dates.
